Why This Job?
A Listing Assistant is responsible for assisting the Lead REALTOR® with the entire client selling experience from start to finish. The ideal candidate will excel in a fast-paced work environment, work well individually (as much office time is individual), will have the ability to manage multiple deadlines, and have impeccable organizational skills. Typical work hours are 9am-5pm, with occasional evening and weekend appointments.
Job Duties
- Attend all listing appointments. Take notes on a client intake form and follow up directly with client via email.
- Prepare all listing paperwork, to include: Listing Agreement, Closing Instructions, SPD, Square Footage Disclosure, LBP Disclosures (if applicable), Wire Fraud, ABA, and any other applicable forms.
- Manage and maintain the listings tab on the client spreadsheet.
- Schedule and attend all photography appointments.
- Input property in MLS(s).
- Confirm showing hours with clients and input property in Showingtime.
- Maintain communication with clients throughout the appointment/closing process on the administrative side of things: photo checklist, showing checklist, what to expect after going under contract checklist.
- Drop off sign and electronic and manual lockboxes at property.
- Retrieve sign and lockboxes from property.
- Make an extra copy of keys if needed for clients.
- Prepare social media ads and consistently post 2x/week across multiple platforms such as IG, FB, X, YouTube, etc. Demonstrate proficiency in Canva.
- Prepare social media posts once going under contract.
- Add listing/photos to Google my Business.
- Act as the Transaction Coordinator once the file goes under contract.
- Introduce yourself to Buyer’s Agent.
- Send file to title.
- Add buyer’s signature boxes to all disclosures and provide all disclosures to BA.
- Ensure all contract dates/deadlines are met.
- Provide HOA documents (if applicable).
- Schedule closing and final walk through.
- Send closing calendar invites out.
How you'll do it...
Work from home, and on the road, as a 1099 contractor as a licensed Realtor. Hours may flex from day to day, week to week. Some appointments will fall on evenings and weekends, per clients’ schedules.
One year commitment is desired.
How you’ll be paid…
$4K/month through direct deposit. All ongoing Realtor expenses (MLS dues, Sentrilock dues, eXp dues, and continuing education required to maintain a license) are covered by Military Home Search. Ability to earn extra income through hosting open houses, and personal referrals.
